How to Negotiate a Lease on an Apartment in Lexington, KY

Tips from National Business and Real Estate Experts

Lexington, KY, June 10, 2013 /MM Global Wire/ -- Lexington Apartment Guide releases top tips to help renters of apartments in Lexington get the most out of their lease negotiation.

“The renters market in Lexington has seen strong growth, so renters have to act smart when negotiating their leases,” said Townes Rawls, owner of Lexington Apartment Guide.  “Otherwise that perfect apartment might slip through their hands rather quickly,” he added.

TOP TIPS IN NEGOTIATING AN APARTMENT LEASE

From Ellen Cohn, Money Editor, Huffington Post:

Show off what a great tenant you are! You don’t even have to be that great, you just have to point out the bad things you haven’t done. Note that you haven’t burned the place down, bounced a check, disturbed the neighbors, snuck a pet in, or broken a window. If you have done these things, you’ll get no judgment from me, but you should skip this point in the negotiation.”

From Anna Vander Broek, Forbes Online:

Ask for a lower price than you know you're going to get, and never take the first offer. If it's clear that your landlord won't settle on a lower price (or it's clear by your research that asking for a lower price is completely unreasonable) then find other ways to negotiate. Ask for free parking or a fresh coat of paint. If you've done thorough research, you should know what may be most beneficial to your landlord.”

From Nicole Schreck, U.S. News and World Report:

“Do your research. Before you begin the negotiation process, arm yourself with as much knowledge as possible. Start by researching neighborhoods online to determine areas that you can afford, and identify any tradeoffs you may have to make. For example, you may have to opt for a smaller unit or a building with fewer amenities to secure an apartment in a safer or more convenient neighborhood. Once you’ve narrowed down your search, compare rental prices and availability to get an idea of what rates are reasonable in your neighborhoods of interest. (You don’t want to insult your potential landlord by asking for an extremely large discount on rent.) If there are comparable properties nearby that charge lower rent, consider using them as leverage.”

From Jessica Hickock, AOL Real Estate:

“Make sure the timing is right.  As a property manager, I get first-time phone calls from potential tenants wanting to know if I will take a lower amount for the rent. I don't even know their names yet, nor if they will qualify for the property, so I am already put off by their request and probably won't be willing to negotiate anything with them. You must show some good faith by turning in your application stating your interest in the property.”
